Who are Saltwood Homes?
We’re a North Brisbane-based builder specialising in custom homes, knockdown rebuilds, and investment builds across South East Queensland.
We’re a family-run business, which means you’re dealing directly with people who care about the outcome — not a call centre or a large corporate structure.

Both! We’ve got a range of modern, ready-to-go floor plans, perfect if you want a smooth and simple build journey. But if you’ve got a vision that doesn’t quite fit the box, our team can work with you to design a custom home tailored to your lifestyle, budget, and block.

Absolutely! We know building your first home can feel a little overwhelming. Our team takes care of the details, explains everything clearly (no jargon, no pressure), and walks you through each stage of the process so you always feel in the loop.

What’s included in your new home builds?
We’re big on transparency—so no hidden surprises. Our inclusions are modern, high-quality, and ready to live in. Think stone benchtops, quality appliances, stylish bathrooms, and practical storage. Of course, you can always upgrade or personalise features to suit your style and budget. And BONUS, we don’t do any house with ceilings under 2.7m. We think everyone deserves that big open space feeling, not just those who can afford it!

How long does it take to build a home with Saltwood?
On average, construction takes around 16–18 weeks from slab down.
This can vary depending on weather, site conditions, and design complexity, but our aim is always to keep the build process moving efficiently without compromising quality.

Can I make changes to the floor plan?
Of course! We understand that no two families are the same, and your home should fit your lifestyle—not the other way around. Whether it’s adding an extra bedroom, opening up the living space, or creating the perfect alfresco, we’ll work with you to get it just right.

Do you offer house and land packages?
Yes, we do! Our house and land packages are a great option if you’re looking for a ready-made solution without the hassle of searching for land separately. They’re designed to be affordable, stylish, and located in great communities across Brisbane and the Sunshine Coast.

Do you handle council approvals and paperwork?
Yes—we take care of all the behind-the-scenes approvals, applications, and paperwork so you don’t have to stress about it. We’ll keep you informed along the way, but we’ll handle the heavy lifting.

Do you build investment properties and dual living homes?
Definitely. We can design and build investment properties, dual living homes, or granny flats tailored to maximise rental returns or suit multigenerational living. In fact, we often have many on the go or ready for you to purchase!

How much does it cost to build with Saltwood Homes?
Most of our standard off-the-plan homes sit between $350,000 and $550,000, depending on size, design, and site conditions.
To give you a guide:
A 200m² home is typically around $380,000
A 250m² home is typically around $460,000
These are with our standard inclusions, which are miles above most project builders in SEQ.
Every site is different, but we’ll always aim to give you a clear understanding of the total cost early — not a number that changes significantly later in the process.

Why do your prices sometimes look higher than other builders?
Because we include more from the start, the way we price is a little different.
Some builders advertise a lower base price and then build up the cost through upgrades during the process — things like:
- Higher ceilings
- Stone benchtops
- Air conditioning
- Solar (now effectively standard for most homes due to energy efficiency requirements. Most builders will add on $10k+ for a solar package)
- Upgraded internal finishes
We prefer to include many of these elements upfront where possible.
That way, you’re not designing a home around a “starting price” that changes every time you make a decision. You’re working with a more complete picture of what your home will actually cost.
It makes budgeting clearer, the process simpler, and removes a lot of the guesswork that usually comes with building.

Do you offer fixed price contracts?
Yes — and wherever possible, we prefer fixed price contracts.
We believe you should know what your home is going to cost before you commit, not during construction.
In some cases, site conditions or engineering requirements may affect pricing, but we’ll always be upfront about that early in the process so there are no surprises later.

Do you do knockdown rebuilds?
Yes — knockdown rebuilds are a core part of what we do.
We help clients who love their location but not their current home by managing the process from design through to construction.
This includes working through feasibility, design options, and build pricing so you understand what’s possible on your block before making decisions.
